Alternative of Choice

Condominium/Townhome living is becoming a significant alternative of choice by real estate buyers in the USA.  As the demographics of the country continue to evolve with the “Baby Boomer” generation condo/townhome living provides them a lifestyle of truly more leisure time. They are pursuing these opportunities in housing to improve the amount of time for lock and leave living.  Further, this living is sought out by young professionals and single parents seeking the lifestyle associated with such developments. Many young professionals are totally consumed in advancing their careers and hence do not want to be consumed with yard chores when the day is over. Further, the single parent is also seeking the time to bond with their children after a long day at their job.

Association Regulations

Normally all condo/townhome developments are guided and controlled by an Association governed by regulations installed for the benefit of the community.  These associations have a Board of Trustees elected by the homeowners.  The Association will negotiate contracts with suppliers to provide services for external maintenance, yard work and landscaping services for your condo/townhome and the clubhouse and pool amenities.  Such services are desired by the homeowner as they have pursued this form of real estate ownership.  They are willing to pay typically a monthly or quarterly fee for this service as it is a basis for freeing up their time for pursuit of other activities.  The fees may seem high at first but owning a home will have similar costs over a same period of time.

When buying a condo/townhome:

  • Request a copy of the Association regulations and the current budget.
  • Compare the monthly association fees with other similar communities and what amenities are included.
  • Find out if any increases in fees or special assessments are planned.
  • Determine who manages the complex and view how well the common areas are maintained.

Ask owners in the community what they like and dislike about both the home and the community.  How good is the sound proofing? How does the maintenance of the homes and landscaping appear? Look for communities that are not adversely affected by street noise, parking facilities, or other atypical traffic. Is the community secure by a gate or manned entrance?  Stay away from predominantly rental condo communities as they are often poorly maintained as absentee owners usually vote against improvements and increases in maintenance fees.

Following these simple tasks will assist buyers in a process to not only start condo/townhome ownership but continue real estate ownership by downsizing and finding a freer lifestyle.
